St Hilliers Fund No.4 is a development to core fund with equity of $200 million. The Fund is St Hilliers largest equity raising to date and will produce property investments with a gross end value approaching $500 million. Two of Australia's major superannuation funds, REST (Retail Employees Superannuation Trust) and First State Super, are cornerstone investors in the Fund. St Hilliers is co-investing in the Fund demonstrating its alignment with the cornerstone investors. The objective of the Fund is to develop a portfolio of core property assets. Development profits earned by the investors' participation in the development process will be reinvested into the relevant asset. The Fund investment criteria comprises investment grade commercial office, industrial, bulky goods and retail assets ranging in size from $25 - $150 million. Prior to closing the Fund No.4, St Hilliers secured a development potentially for the Fund. The development is a 28,500 square metre commercial building at 88 Talavera Road, North Ryde. |
