St Hilliers has sold a 1.6 hectare parcel of its 6.2 hectare development site at the Hartley Estate, Smeaton Grange in South West Sydney for $3.6 million to pet food company, Kreamer Nominees.

St Hilliers acquired the vacant corner site at Lot 3509 Hartley Road, Smeaton Grange in August 2004.

Smeaton Grange is a masterplanned industrial suburb close to the M5 Motorway south of the proposed M7 interchange.

The deal was negotiated through Colliers International agents, Gavin Bishop and Peter Dale, and represents a rate of $210 per square metre.

"Smeaton Grange is the last remaining industrial region within Sydney where owner/occupiers can purchase industrial land for under $250 per square metre," Mr Bishop said.

St Hilliers is looking to lease and develop the balance of the site and is currently negotiating with various parties to design and construct warehouse facilities in the 8,000 - 12,000 square metre range on the remaining 4.6 hectares.
