Project End Value: $105 million

St Hilliers undertook the masterplanning, design and construction of this development, a NSW Government model urban community. The 4.25 hectare former industrial site was converted into a showpiece residential precinct comprising 267 dwellings with many ecologically sustainable design features.

St Hilliers undertook the demolition and remediation of the site and the staged construction of dwellings. The development provided a balance of high density buildings with low site coverage and incorporated many ESD features such as solar heating, rainwater tanks, underground service facilities and underground parking for 400 cars. Parkland covers 10% of the entire site.

The Kings Bay development was St Hilliers first Joint Venture with Landcom and it was also the NSW Government agency's first venture in partnering with the private sector. The financial structuring of the development was complex in that the land could not be used as security. St Hilliers managed the Joint Venture through four stages of development.

The target market was owner / occupier and all dwellings in the development were pre-sold in a heavy market during the build-up to the Sydney Olympic Games and the beginning of the Goods and Services Tax.
