Chubb Site Redevelopment

Project End Value: $90 million

St Hilliers purchased the former Chubb site in 1998 in an off-market transaction. The 13,286 sq m site, which is bounded by Elizabeth, Bourke, Powell and Short Streets. is located in the Green Square precinct.

St Hilliers was one of the first major corporations to support the NSW Government's Green Square initiative and took a leading role in the rejuvenation of this former industrial area in South Sydney. The redevelopment of this city block is a showcase quality urban renewal project.

St Hilliers was able to maximise the value of this CBD fringe development site and provided a boutique development that set a benchmark for the area.

St Hilliers masterplan for the site incorporated a mix of commercial and medium density residential projects and was constructed as a staged development.

Stage 1 involved the adaptive reuse of the former Chubb office building for commercial offices; Stage 2 was a commercial development built to specification for Study Group Australia's Sydney campus; and Stage 3 was a residential development, Mondrian, comprising 127 apartments in four slimline buildings.

The Chubb Site redevelopment highlights what can be achieved when a private developer and local government authorities (South Sydney Council and South Sydney Development Authority) work together with the common goal of providing superior urban outcomes.
